We're pleased to announce an opportunity for the position of Hunters On-Site Property Manager, within the Housing Department.

Location: Hunters, WA

Status: Part-Time

Wage Range: $18.23-$20.50 per/hr.

Position Summary

The On-Site Apartment Manager is responsible for the daily oversight and operation of assigned apartment properties. This position ensures that buildings, grounds, and common areas are maintained in a safe and clean condition while supporting positive tenant relations and compliance with housing regulations and agency policies. The on-site manager serves as contact for residents and may assist with move-ins and moveouts unit turns, routine inspections, maintenance requests and/or repairs, and communication between tenants, maintenance staff, and agency leadership.

GENERAL RESPONSIBILITIES (Essential Functions):

  • Serve as a contact for tenants and respond to questions, concerns, and maintenance requests.
  • Maintain professional and respectful communication with residents while enforcing lease agreements, property rules, and agency policies.
  • Assist with leasing activities including unit showings, application coordination, and move-in and move-out unit turns.
  • Monitor the condition of units, common areas, and exterior grounds and report maintenance needs.
  • Coordinate with maintenance staff to schedule repairs and maintenance work.
  • Assist with preparing vacant units for occupancy including coordinating cleaning, minor repairs, painting, and inspections.
  • Monitor building security and report safety concerns promptly.
  • Completes snow removal and de-icing of the property.
  • Maintain lawn care, including weeding, mowing, and weed eating.
  • Take garbage to the landfill.
  • Maintain organized records including tenant communications, inspections, and property documentation.

Requirements

Required Skills & Abilities

  • Strong communication and interpersonal skills with the ability to work effectively with residents, staff, and community partners.
  • Ability to resolve tenant concerns professionally and maintain appropriate boundaries.
  • Strong organizational and time management skills with the ability to manage multiple tasks.
  • Knowledge of property maintenance and building systems.
  • Ability to work independently with minimal supervision.
  • Basic computer skills which include text, email, documents, and property management or agency software systems.

Education & Experience

  • Two years of experience in property management, maintenance, customer service, or a related field;

or

  • Any combination of education and experience that demonstrates the ability to perform the duties of the position.

Experience working with multi-family housing, affordable housing programs, or community services is preferred.

Certifications & Requirements

  • Acceptable completion of a criminal background check.
  • Current drivers license and insurance.
  • Must live on-site.

Physical Demands & Work Environment

  • Regular and reliable attendance is required.
  • Work includes both indoor administrative tasks and outdoor property inspections.
  • Occasional response to property issues outside of normal work hours may berequired.
  • Physical activities may include walking property grounds, climbing stairs, bending, lifting, and light cleaning or organizational tasks.
  • Light lifting is required. Ability to lift up to 25–40 pounds occasionally.
  • Exposure to seasonal outdoor weather conditions during property inspections.

Additional wage progression may be available over time under the organization's established compensation structure. The full established pay scale for this position is $18.23 - $48.59 per hour; however, placement above the starting wage range is not available at hire.
